Frequently Asked Questions
A Debt Service Coverage Ratio (DSCR) loan is a specialized Non-Qualified Mortgage (Non-QM) product designed for real estate investors. Unlike conventional Fannie Mae or Freddie Mac loans that evaluate personal W-2 income, tax returns, pay stubs, and personal debt-to-income (DTI) ratios, a DSCR loan qualifies the borrower entirely on the property’s rental income cash flow relative to its monthly debt obligations.
Most DSCR lenders establish a standard baseline ratio of 1.20 to 1.25, meaning the property's gross rental income must exceed total monthly debt service (PITIA) by 20% to 25%. A DSCR of 1.00 represents exact breakeven. Several lenders offer 'No-Ratio' or low-DSCR loans (ratios between 0.75 and 0.99) for properties with strong appreciation potential, but these typically require higher down payments (25%-30%) and carry interest rates 0.5% to 1.0% higher.
For existing rental properties with active tenants, lenders verify income using executed lease agreements alongside two months of bank statements showing deposited rent checks. For vacant properties, newly purchased homes, or short-term rentals (Airbnbs), lenders rely on Fannie Mae Form 1007 (Single Family Comparable Rent Schedule) completed by a certified licensed real estate appraiser.
Yes. In fact, most DSCR lenders actively prefer or require that the property title be vested in a corporate entity such as a Limited Liability Company (LLC), partnership, or corporation. This allows real estate investors to preserve limited personal liability and build business credit. A personal guarantee from majority LLC members is standard.
DSCR loans generally require a minimum credit score (FICO) of 620 to 660, with the best interest rate pricing reserved for scores of 720 and above. Minimum down payments range from 20% to 25% (maximum Loan-To-Value of 75% to 80%). In addition, lenders mandate liquid post-closing reserves equal to 3 to 6 months of total PITIA payments.
Many DSCR loan programs offer an initial 10-year interest-only (IO) payment period. By removing the principal amortization component from the monthly PITIA calculation, the total monthly debt service is reduced significantly, thereby elevating a borderline 1.05 DSCR property to a comfortable 1.25+ DSCR rating.
